This page says who we are, how the work gets done, what we promise, and what Florida law gives you. It is the fine print, in plain words. Next to each part there is a short note. It says what that part means for you. This page goes with our Privacy Policy.
Maplex Services LLC · Effective September 8, 2026 · Updated September 9, 2026
What binds us is the written scope you sign.
Maplex Services LLC is a Florida limited liability company based in Tampa, FL. The company was formed in 2026. We are a service area business: we come to you, and there is no shop for you to visit.
Reach us at (813) 819-6778 or [email protected]. Business hours are Monday to Friday, 8 a.m. to 6 p.m., and Saturday, 9 a.m. to 2 p.m. We speak English and Spanish.
You deal with one company, Maplex Services LLC. That is the name on your scope, on your warranty and on your receipt.
If you need to reach us in writing, the email above is the address. It is read by a person.
We define the scope, set a closed price, and coordinate the licensed trades.
Each part of your job is performed by a trade licensed and insured for that trade. Plumbing and electrical are always done by the licensed trade, never by us. When a job needs a permit, the licensed trade named in your scope pulls it. The permit carries that trade’s license number. You can look that number up with the Florida Department of Business and Professional Regulation.
Maplex Services LLC is insured. We do not publish policy amounts on this site.
On homes built before 1978, painting that disturbs old paint is done under the EPA lead rule. A firm certified for it does that work.
Ask for the license number of any trade on your scope. Look it up on the state site. It takes one minute.
If a permit is needed, that trade pulls it. You never have to pull one yourself.
If your house is from before 1978, say so at the walkthrough. It changes who does the painting.
Every job is priced from a written scope, never by the hour. You see the scope line by line, and the closed price, before you sign anything.
The price does not move unless you change the scope. A change is written down and priced before it is done. Items not listed in the scope are not included in the price.
Payments are tied to completed stages. 30% at signing. 40% when the rough work is complete and inspected. 25% when finishes are installed. 5% at the final walkthrough.
Permit fees are their own line in the scope, charged at cost, with no markup.
The start and finish dates live in your written scope. If we run past the date in your scope, our price comes down, as the scope says.
Numbers on our cost pages are market ranges for Tampa, FL, with the source named on each page. They are not quotes. Your price comes from your scope.
The whole method, with a sample scope document, is on How we price.
Read the scope before you sign. If a thing you want is not on it, say so then. Adding it later is a written change with its own price.
You never pay for a stage you cannot see. And you never pay all of it up front.
The date on your scope is a promise with a price behind it.
Lifetime warranty on our workmanship: if the work we did fails, we come back and fix it, for as long as you own the home.
Lifetime means for as long as you own the home. The guarantee is given to you in writing with your scope.
It covers how the work was installed and finished. It does not cover the products themselves. Those carry their manufacturer’s warranty, and we hand you the paperwork. It does not cover normal wear. It does not cover damage from accidents, misuse, or work done by someone else.
Some jobs come with specific care rules, such as a reglazed tub. Those rules are on the care sheet you get. Breaking them voids the cover for that item.
Keep the care sheet. Keep the product papers we hand you. If something we installed fails, call us. We come back and fix it.
A leaking valve is the maker’s warranty. A valve we set wrong is ours. We tell you which is which when we see it.
Two rights come from the state, not from us. We put them here so you do not have to look them up.
If you sign your agreement at your home, Florida law (section 501.025, Florida Statutes) gives you the right to cancel until midnight of the third business day after you sign. Cancel in writing. Your agreement says where to send it. We honor it without argument.
Florida requires the construction lien notice in every home improvement contract over $2,500, and ours carry it. In short: people who work on your property, or supply materials for it, may not get paid. If so, they can make a claim against your property. To protect yourself, you can require a written release of lien before each payment. Ask it from anyone who sent you a Notice to Owner. Ask, and we explain it at the walkthrough.
If you sign at your kitchen table, you have three business days to change your mind. Put it in writing and send it where the agreement says.
Before each payment, you can ask for a release of lien from anyone who sent you a Notice to Owner. Ask us and we walk you through it.
Every review shown on this site is copied word for word from our Google listing. The reviewer’s name is shown as Google shows it. We do not pay for reviews, we do not write them, and we do not hide the bad ones. We ask every customer for one the same way, after the final walkthrough, with no filter on who gets asked.
