Home Remodeling · Tampa Bay

Home remodeling in Tampa Bay.

Four home remodeling jobs below. Pick the one that sounds like yours. Each page tells you the same three things, including the one most companies leave out. When several trades work in one house, the order they work in is the product. That is what you are paying for. The pages are long on purpose. They answer what a walkthrough would, before you give anyone your afternoon.

Every page answers these three
01What actually decides the price
02In what order the trades come through
03When we would tell you not to do it

Priced by written scope, never by the hour.

Pick the job that sounds like yours

Four services

If two of them sound like yours, that is normal, and often cheaper. The trades come through the house once, not twice. Say so on the walkthrough and the written scope covers both under one price.

A renovated room with gray walls, new lighting and clean trim, home remodel cost
01 / 04
A living room under renovation with bare walls and tools, whole home remodel
02 / 04
New drywall hung with taped and patched joints, drywall repair
03 / 04
A white interior door and staircase with painted trim, interior door replacement
04 / 04

Not sure which one is yours? Start here.

Most houses are one of these six cases. Read the line that sounds like your house. The page it points to is the one to open first. If yours is two of them, say so on the walkthrough. One scope can cover both. On every one of them, plumbing, electrical and anything structural go to the licensed trade named in your scope. Walls, doors, trim and the order of work are ours.

01

Three rooms need work and you want one company

That is a whole home remodel. One scope across every trade, sequenced so nobody undoes anyone else's work. Milestone payments and one walkthrough at the end.

02

There are holes, cracks, water stains or a wall that has to go

Start with drywall repair and installation. A patch can be invisible if it is finished to the right level for the light in that room. A new wall needs a permit in Hillsborough. Both are on that page.

03

The doors stick, the trim is chewed, the baseboards are gone

That is interior doors, trim and baseboards. It is the cheapest job that changes how a house feels, and the easiest to order wrong. The measuring is the job.

04

You want a number before anything else

Read the cost page. It gives you the 3 questions that put any home remodel in a range. It also shows what a low bid quietly leaves out. It also has the Tampa market range, with its source. Your number comes after the walkthrough.

05

Water got in and you do not know how far it went

Open it up before you fix anything. Wet drywall has to come out, and what is behind it has to dry. That is drywall repair first, then paint. Patching over a wet wall hides the problem for a season.

06

Nothing is broken, the house just looks tired

That is a light whole home remodel. Doors, trim, paint and new floors where they are worn. No walls move, so no permit. The order of work still decides how it comes out, and that page shows the order.

The same five steps on every home remodel above.

01Walkthrough of the real space
02Written scope, item by item
03One closed price
04Milestone payments
05Final walkthrough together

Never hourly, never a verbal number. Serving Hillsborough, Pinellas, Pasco, Manatee and Sarasota counties.
