Two quotes for the same house come in far apart. The cheap one is not magic. It left things out, and you find them later as extras. Here is what to look for in any quote, including ours.
Moving a wall, adding an outlet, relocating a sink. Each one brings in a licensed trade and, in Hillsborough, usually a permit. A low bid may leave them out, or hope you will not notice. Ask which trades are in the number and who pulls each permit.
Drywall before paint. Paint before floors. Floors before baseboards. A bid with no schedule is a bid with no order, and no order means work done twice. Ask to see the sequence, in writing.
Drywall is finished to a level, 0 to 5, and the level decides what shows under light. A low bid finishes to level 3 and paints. Every seam shows by the window. Ask what level is in the number.
Floors covered, doorways sealed, dust contained, and the house cleaned every day. These are hours in a lived in house. A low bid either skipped them or will bill them later.

A house with people in it gets done in phases. Dust walls go up, and a kitchen and a bath keep working. An empty house gets done in one pass. The same work costs more and takes longer around a family.
What is behind the wall. Old wiring, a leak, a wall that turns out to carry the roof. We cannot answer it from your dining table. We can answer it at the walkthrough. That is why our number comes after we have seen the house.

Do one room well instead of four rooms badly. The scope can be one room now and the next one next year. Each stage stands on its own.
A full remodel rarely returns its cost at sale. Paint, patched walls, new baseboards and clean doors often do. We would rather point you at the small job than sell you the big one.
That is structure, and it is a licensed trade and an engineer before it is anyone's sledgehammer. If we suspect it on the walkthrough, we say so before you plan around the opening.
A door that sticks, a crack in one wall, a leak under one sink. Fix the one thing. A remodel is not the answer to a repair, and we do repairs too.
If the work we did fails, we come back and fix it. That holds for as long as you own the home. On a remodel it covers what we built and finished. The walls, the doors, the trim, the paint prep and the order we did it in.
A warranty is only worth what its exclusions say. Ours are above, in the same size type as the promise. Ask whoever you are talking to how long theirs runs, and get the number in writing.
