Many Lutz bathrooms date from the 70s and 80s. On a private well the water can carry iron and a rotten egg smell. We ask about the well before we pick the glass and fixtures.

It means the first bathroom, the first kitchen and the first windows are still in place. The Census counts about 10,071 homes in the Lutz census area. The 1980s are the biggest decade, with close to 1 in 4 homes. The 70s and 80s together make 4 in 10. East of Dale Mabry those houses sit on lots of half an acre or more, between lakes. A bathroom that old has done 35 to 50 years of work. West of Dale Mabry the homes are newer, from the 90s and 2000s. Cheval and Heritage Harbor are not in that count, because the Census lists them as Cheval. We look inside before we set the price. What we find goes in the scope, not in a change order.
A Lutz house sits on a concrete slab over fine sand, with no rock or clay near the top. Central Lutz is a low sand ridge that drains well, so the slab stays dry. There a driveway cracks because the sand settles, not because of water. West of Dale Mabry and around Crystal Lake the sand is flat and stays wet. A slab on wet sand sweats, and a driveway edge sinks. On sinkholes, the state keeps a list of sinkhole reports. It shows 67 reports inside the Lutz area, and none of them is verified. Only 4 date from 2010 or later. Most came in one batch in 1964. We do not sell sinkhole fear. We do check the drainage before any addition or driveway gets a price.
In Cheval, yes, even in an approved color. The Cheval East rules say you still apply to the review committee. Colors are tied to the color of your roof, and the approval is good for 6 months. In Heritage Harbor only the same color and type of paint skip the Design Review Board. Any other change goes to the board, and the color comes from the HOA color book. The garage door has to match the base color of the house. Calusa Trace wants approval before any exterior painting starts. One directory lists 96 associations with a Lutz address, 43 of them homeowner associations. East of Dale Mabry, many big lots have no HOA at all. Your rule book is the first page of our scope.
In Lutz the water risk is the lake and the pond, not the sea. FEMA draws 452 flood areas across the Lutz map. Of those, 187 are zone A and 227 are zone AE. The AE zones carry a base flood height of 35 to 71 feet above sea level. They wrap the lakes, the closed low spots and the wetlands between the houses. Only 38 of them are zone X, the lowest risk. There is no zone V at all, because Lutz is inland and storm surge does not reach it. Near a lake we look up your zone and the base flood height first. That reading shapes any addition or garage conversion before we draw it.
Lutz sits right on the 140 mph line. The Florida Building Code draws that line across the county. It passes about 1.6 miles southwest of the center of Lutz. East of Dale Mabry the map reads just under it, about 139 to 140 mph. Cheval sits about 1.2 miles on the far side, at 140 or more. Hillsborough County reads 140 or more as the windborne debris zone. In that zone every new window and door needs impact glass or approved shutters. Pasco uses the same state code north of the county line. So a Cheval or Heritage Harbor window is almost always an impact window. East of Dale Mabry we read the ASCE map for your exact address. We settle that before the quote, not after.
Both are hard, and a well can add iron and a smell. Part of Lutz drinks from the county Northwest system. That water comes from the Floridan aquifer plus regional water, and some of it passes through reverse osmosis. The 2025 county report prints no hardness number. The Pasco side of Lutz gets aquifer water from 15 deep wells, also with no hardness figure. The nearest official number is Tampa, at 10.8 grains per gallon in 2024. Many Lutz homes draw from their own well. The county health office says chlorine treatment takes out iron, manganese and the rotten egg smell. On a well we ask about the water before we pick a faucet. Finishes that hide scale and iron stains go in the scope.
