My Riverview house was built in 2008. Is it too new to remodel?

No. It is right on time. Riverview has close to 44,000 homes, and the middle year of construction is 2008. 3 out of 4 went up in 2000 or later. Only 17 percent are from before 1990. So the typical house here is stucco on block, on a slab, built under the wind code. What it carries is a builder grade bathroom, kitchen and driveway that are 10 to 25 years old. That is a second round, not a rescue. The old part of town, by US 301 and the Alafia River, is different. Those houses are from the 70s and 80s. There the bathroom and kitchen can be 35 to 50 years old. Either way, the walkthrough comes before the number.

What is under my floor in Riverview, and does it flood?

Wet sand. Most of new Riverview sits on Myakka and Smyrna fine sand. The USDA calls both poorly drained. In the rainy season the water table sits about 1 foot under the surface. That is why a slab here sweats, and why a driveway or patio sinks at the edge. Only Boyette and the edge toward Bloomingdale sit on sand that drains well. FEMA draws zone A along the Alafia River, Bell Creek, Bullfrog Creek and the ponds in the south. Zone AE, with a printed flood height, runs from 11 to 85 feet. Zone V touches only 2 spots by I-75 and Gibsonton, away from the streets. Near any of that water, we check the flood map before we scope a big job.

Can I repaint my Riverview house the same color without asking?

In the planned communities, usually not. South Fork Lakes says an owner who repaints in the existing colors must still send an application to its committee. It allows at most 2 accent colors. If the committee sends a notice, the owner has 45 days to repaint. Panther Trace II wants colors from its approved palette, sent in on an alteration form before the work. Its Cambray Villas section has only 2 paint schemes to pick from. A directory lists 136 associations with a Riverview address. Some of those are really elsewhere, so the true count is lower, but the rule books are real. Inside the house, no committee reads anything. Your rule book goes into our scope, and the form goes in before the paint does.

How much can I widen my driveway in Riverview?

It depends on the rule book, and the 2 we read are strict. South Fork Lakes allows an extension on either side, but the 2 together may not pass 4 feet. Only pavers may line the sides. Changing the surface to pavers, or replacing the whole driveway, needs an application first. Panther Trace II goes the other way on color. A driveway there may be stained, never painted, in 1 product and 1 color. The sidewalk may never be stained. Under both sits wet sand, and the edge of a wider slab is where it sinks. So the base and the drainage matter as much as the width. We ask for the HOA rules before we draw a driveway here. The scope quotes them line by line.

Is my Riverview house in the 140 mph wind zone?

It depends on the street. The Florida Building Code draws its 140 mph line right through Riverview. It passes about 0.2 miles from the center of town. Hillsborough County turns that line into its own map, Wind Borne Debris 140 mph. On that map, US 301, Big Bend, Summerfield, Panther Trace and South Fork are inside the zone. Boyette, Bell Creek and the edge toward Bloomingdale are outside. Riverview has no 1 mile coastal strip. Its closest corner, at I-75 in Big Bend, is about 1.9 miles from the shore. Inside the zone, a window or door replaced with a permit needs impact glass or approved protection. We look up your address on the county map before we price a window.

Is Riverview water hard, and what does that mean for tile and glass?

Yes, though the county does not print the number. Riverview is on the county South-Central water system, shared with Brandon and Apollo Beach. Its 2025 report lists sodium, fluoride and nitrate, but not hardness. Its only advice is that a softener is a personal choice. It blends Floridan aquifer wells, river water and desalinated seawater from near Apollo Beach. Well water from that aquifer is hard by nature. The nearest official number is from the City of Tampa. Its 2024 report averages 10.8 grains per gallon, with a range of 8 to 17. Past 7 grains, water counts as hard. Scale shows first on shower glass and dark faucets. We put the finishes that hide scale in the scope, and we say which ones will not.
